PFRI corrective action

Correcting the damage caused by PFRI can be a very challenging prospect. On any given day, a portion of the roof system must be removed, deckwork must be performed, and that portion of the roof must be replaced in the same day.

Protection

Before performing any work special precautions must be made to protect sensitive areas from dust and debris during the project. The interior protection plan needs to take into account the buildings ventilation and lighting systems and above all conform with local fire codes.

After completely removing the existing roof, mechanical wire brush equipment is used to remove loose rust and abrade the surface. The entire surface is then vacuumed and then blown clean with compressed air. Particular care must be taken to avoid blowing debris into the building or towards any parking areas. Surface preparation is critical to performance of the epoxy.

Areas of decking in which rust has penetrated must be completely removed and replaced with the same profile metal deck. Areas of decking that are pitted should be spot coated with 2-Part Epoxy and overlaid with similar decking. Overlaid decking repairs should span 3 bar joists and be mechanically fastened into the top flange of the joists.

After all structural repairs have been performed the balance of the decking that has any evidence of rust should be coated with a fast drying low solids epoxy. It is important to utilize the correct equipment to apply this material without the use of thinners which can cause severe fume problems. Additional precautions can be made to prevent fumes including sealing all deck openings, shutting off HVAC units and shrink-wrapping the air intakes. After Epoxy application, your new roof can be installed.
